“The region of Shoumen will turn into the future Holly Place of golf in Bulgaria.”

Only rich people can afford residences in golf-courses?

The newest golf-project will be created in the craddle of Bulgaria – in the foot of the reserve Madara in Kaspichan – 10 km away from Shoumen. Other two golf-courses will follow during the next five years.

The Bulgarian company BULGARIA EXCLUSIVE SWISSTOP EOOD, with German and Spanish investors, is the initiator of the new project „Madara Golf“. It will be the beginning of a new dimension of golf and lifestyle, in close connection with traditions and nature.

Mrs. Dimitria Kaneva, you are manager of BULGARIA EXCLUSIVE. What is behind this name?

Kaneva: We came from Mallorca in Varna only two years ago in order to get informed about the Bulgarian market of real estates and the opportunities for investment. From our experience in Spain we have learned that even on a fast-developing market the quality will take over the low prices and torpidity. That is why, since the very beginning we have decided that we will participate only in special projects. At the moment, these are a first line apartment complex on the sea coast of Kavarna and our big project “Madara Golf.”

Why did you choose Kaspichan as a project destination?

Kaneva: Most of the existing and projected golf-courses in Bulgaria take place in not so attractive areas for the players. The golf-player is in a constant chase for the challange, the new adventures in various natural surroundings. The hilly landscapes, old massive forests, rocks and small streams offer the optimal conditions for that. From the first sight, the area of „Madara“ reserve attaracted our attention with its magnetism. Moreover, it is fascinating to be in such an important place from the rich Bulgarian history. Of course, the economic parameters, such as the direct connection with Varna, the airport and Shoumen through the highway and the other infrastructure, played also a decisive role.

The amount of the investment calculates at 25 million Euro. Is the building of the golf-complex worth for the investors?

Kaneva: During the next few years the exploitation of any of the Bulgarian complexes will not be worth itself. That’s why the project “Madara Golf”, according to Spanish patterns, includes 5-star hotel, holiday village and residences, proper for all-year inhabitance. The targeted redeemability will be achieved by renting out and sale of high price properties. Even before we start advertising them, the interest from our clients is substantial. This fact encourages us to plan the development of two more golf-courses. The region of Shoumen will turn into the Holly Place of golf.

How does the Municipality react to your large-scale project?

Kaneva: The strong support of the local authorities in Shoumen and Kaspishan was very important factor. Even at the time of our first conversations a year ago, the Municipality representatives, the deputy of the district executive of Shoumen, Mr. Nikolov, and the mayor of Kaspichan, Mr. Volkov, assured us in their full support and cooperation. Our ideas were accepted very positively, so that we could quickly confirm by contacts the whole project.

All buildings will be in old traditional style. Does it mean a lot of expenses?

Kaneva: To be honest, I am so glad about the fact that small villages with unique Bulgarian architecture will apper. In the upcoming spring we will start with a partial project, suitable for all-year inhabitance - „Walnut Hills“. We will build ten luxurious villas, each with 350 sqm of living area on plot with size of 1.000 sqm. Here, the ancient traditions of art and crafts from the period of Bulgarian Reneissance will burst into new life. Wonderful fasades, space and air in the rooms – you get the feeling for freedom and joy. Of course, the construction expenses are hidher and it will take some more time, but have in mind that we will offer an excellent product with quiality of execusion, which cannot be found anywhere at the moment.

What is the difference between your quality of building and the rest?

Kaneva: I will not explain specific construction details as insulation and coefficient of diathermancy, but I will draw your attention to something else: All „Walnut Hills“ villas will have heated swimming pools. The appliances and the installations can be navigated via internet or SMS. You want to know if the gardener has cut the roses right, but you are in Sofia. Just take a look at your web camera in the internet. Or, you know that you come back home after 5 o’clock, just send an SMS and turn on the heating system of the house and the pool. You forgot to switch off the lights? This is no longer a problem. The entrance and the garage doors open automatically, the interior includes fretworks, wall-paintings and same style ornaments; the bathrooms will be equipped with GROHE, and in the major bathroom you can relax in the jaccuzy and enjoy the panoramic view.

Will it be affordable only for the ultra rich people?

Kaneva: The prices per square metre follow the same scale as those for an apartment with sea view in Varna. With „Walnut Hills“ residence we would like to attract buyers, appreciating quality. Such people are the businessmen in Varna and Shoumen as well as the foreigh golf-players.

Do you play golf yourself?

Kaneva: (smiling) I started playing in Mallorca. But my trainer never took eyes off me. He still doubts if I play more like in width than length…
